WikiDeal Real Estate Programme

A new way of living above constraints. This programme is about creating local capacity to manage housing resources — not necessarily renting, not necessarily buying. It opens a third path: community-managed, evidence-based, human-centred property stewardship.

1. Overview & Vision

The WikiDeal Real Estate Programme creates local teams trained to manage underused housing — converting dormant secondary residences into active community assets through short-term property rental, guest management, renovation coordination, and eventual integration into a housing cooperative network.

The programme is not about competing with traditional real estate agents or existing holiday rental platforms. It is about building a community-owned alternative that combines human expertise, digital tools, and WikiDeal's non-extractive economic model. Commissions stay at cost; surplus fuels the ecosystem, not shareholders.

"A new way of living above constraints" — participants in this programme develop competencies that allow them to relate to housing differently: as stewards, not just owners or tenants.

2. The Problem: Empty Properties

Across Europe, millions of secondary residences sit empty for 8–11 months per year while housing shortages worsen in cities and tourist areas. This represents:

3. The Senior + Junior Incubator Model

Each local operation is anchored by a Senior + Junior team structure:

• Mentors multiple junior teams in parallel

• Completing programme modules while managing real properties
• Handles day-to-day operations: photos, listings, guest communications, check-in/check-out
• Builds a portfolio of managed properties under senior supervision
• Multiple juniors can manage multiple properties in parallel — creating scale
• Earns competence credits validated by completed modules

This model creates a structured learning pathway with real economic activity, generating value for the community while building human capacity.

4. Creating Local WikiDeal Agencies

The programme's ultimate output is the creation of local WikiDeal real estate micro-agencies:

• Registered WikiDeal User Groups with real estate specialisation
• Operating within the WikiDeal non-extractive Commission model (1–2% at cost)
• Connected to the WikiDeal platform for property management, contracts, and dispute resolution
• Serving owners, guests, and the local community simultaneously
• Funded by service fees that remain in the local ecosystem (not extracted by distant shareholders)

5. Sales & Housing Cooperative Priority

When managed properties are put up for sale, WikiDeal's programme prioritises:

1. First priority: Sale to the WikiDeal housing cooperative managing the local network
2. Second priority: Sale to active WikiDeal community members
3. Third priority: Open market sale, with cooperative right of first refusal

This progressive acquisition model aims to build a growing pool of community-controlled housing, directly connecting to the Cooperative Housing marketplace.

Each regional WikiDeal Real Estate operation is supported by a Centre of Operations providing:

Module 2 — Cleaning & Tidying Standards

Professional cleaning protocols, WikiDeal quality checklists, photo documentation standards, hygiene requirements for different property types. Practical assessment required.

Module 3 — Babysitting & Care Services

Childcare safety basics, care contract principles, WikiDeal babysitting portal integration. Enables junior team members to offer additional services to property owners with children.

Module 4 — Property Photography & Listing

Composition techniques for interior photography, lighting, equipment. Writing compelling and accurate property descriptions. Publishing on WikiDeal platform and partner channels.

Module 5 — Price Estimation & Market Analysis

Comparable market analysis, seasonal pricing strategies, WikiDeal pricing tools. Understanding occupancy economics. Ethical pricing principles (at-cost model).

Module 6 — Furnishing & Interior Design

Space optimisation principles, furniture sourcing (second-hand priority), staging for photography and guest experience. Budget management for interior improvements.

Module 7 — Guest Management & Short-Term Property Rental Operations

Guest communication protocols, check-in/checkout procedures, issue resolution, review management. WikiDeal short-term property rental contract framework. Legal compliance basics.

Module 8 — Strategic Deployment & Local Agency Management

Building and managing a portfolio of properties, training junior team members, liaising with the WikiDeal cooperative network, community outreach, local partnership development. This module certifies seniors.

8. Renovation & Interior Redesign Options

The programme includes an optional renovation and redesign pathway for properties requiring improvement before activation:

• WikiDeal-certified renovation teams (linked to the community contractor network)
• Staged renovation: prioritise high-impact, low-cost improvements (painting, cleaning, decluttering)
• Before/after photo documentation for all interventions
• Cost recovery through first months of rental income

9. Deprivatization Pathway

A core long-term goal of the programme is the gradual deprivatization of underused secondary residences — not through state intervention, but through voluntary community integration:

3. Revenue offsets owner costs; owner can use property at agreed dates
